the 1 last update 2020/06/02 44 EUROPEAN COLLECTION The Siena This eclectic architectural home is styled similar to a Craftsman influenced, Mediterranean home as would be seen in the early 20th century California. The play of textures is evident from the exterior where slurried stone is contrasted by drystack stone and stucco, and craftsman inspired, cedar open rafter tails, cedar decked soffit and beams add textural warmth. The interior finishes continue the textural play by contrasting the slurried and dry- stack stone with stained concrete floors, granite, wood and subtly plastered walls and arches. The courtyard invites you into the home with the sound of a bubbling water feature and colorful landscaping. As you enter the home you realize that this home is designed for a family who loves to entertain, because there are large open areas that flow from space to space for many people to enjoy. The home extends to the exterior pool and hot tub area in back for entertaining, but the home also allows for privacy by separating the more intimate spaces. 4

The exterior texture and design is reflected in the stone arched cooking area. The island is large enough to have a vegetable sink, warming drawer and cabinets with pull outs on both sides for extra functionality. The Mud/ Mail Room between the Garage and more public spaces help keep the family s everyday clutter out of the rest of the home as well. The Master Bedroom is vaulted with a beamed cathedral ceiling and this wing includes a Guest Bedroom which could also function as an Office or Nursery. The Kitchen, Dining and Great Room are all open to each other and have beautiful beam ceilings which are also repeated in the design of the Study and Master Bedroom. The large Master Suite is expanded further by the view windows with the oversized window seat. The Master Bath is very elegant with a large glass shower and His and Hers sections of the walk- in closet. The upstairs Balcony views into the Entry and Great Room as it bridges the circulation space below. The Guest Room has a great reading nook and the Exercise Room could be another Bedroom if needed and both have large closets. Large Walkin attic storage is also available. 18

The bedroom wing is separated into two suites which would be perfect for the emptynesters who want to have a comfortable guest space. THE FREDRICKSBURG 22

Bedrooms: 3 Full Baths: 2 The Abbeville is designed to make a strong connection with the street; it would work great in a traditional neighborhood setting. The Garage being deeply setback and softened by the arbor covered Porte Cochere helps this craftsman design fi t into the fabric of many existing neighborhoods also. When you enter the home you are blown away by the openness, since you can see all the way through to the backyard. The front Bedroom doubles as a Study when necessary, and the Master Bedroom is tucked away for privacy. THE ABBERVILLE 23

The French doors lead you to the Outdoor Living which can be enjoyed by you and your guests when entertaining or just casual living. The Master Bedroom is in its own wing for privacy and is enhanced with elegant ceiling treatments and well designed Master Bath which boasts a corner tub, two person shower and huge walk- in closet. 62 BUILDING A HOUSE FROM STOCK PLANS In the design of a house, the architect s fee may range from a couple of thousand dollars to tens of thousands of dollars, depending on the size of the house and design complexity. When stock plans are used, the cost of those plans is minimal because design and production costs are spread out among others planning to build the same house in other parts of the country. Each stock plan is, however, flexible enough to allow for individual preferences in materials and, if necessary, minor changes in dimensions. As an example, if the house plan calls for brick on exterior walls, a substitution of siding, stucco, or other materials may be requested, but the width of the exterior walls must be adjusted accordingly. If you find that a particular house plan would suit your lot better if it were reversed, you may request a mirror reverse print of the plan at no additional cost, or for a small additional fee receive a full reverse version. If you live in an urban area, the local building official can advise you of any changes required to meet the local building codes. If you live in a rural area, we suggest you have the plans and specifications reviewed by a professional familiar with local conditions. When estimating the building cost of a selected plan, local experts such as contractors, material dealers, building and loan associations or banks will give you pertinent information. Cost will vary with the amount of extras you add to the plans. The primary size of the house is indicated by square feet of heated living area. This does not include porches, garages, terraces, etc. While all of our plans meet general national FHA standards, each regional FHA office has standards designed specifically for that area of the country. Their review of the plans and specifications may result in some modifications if you desire FHA insured financing. Generic Description of Materials sheets are included with each plan ordered. After you and the contractor have talked over any changes that you want to make in materials, sizes, etc., he fills will out thedescription of material outline in detail. It will then show all of the important materials used to build the house. The builder may also provide a standard features list indicating various allowances and materials that have been included in determining the construction costs. LICENSE OF CONSTRUCTION DOCUMENTS You may license sets of construction drawings of these designs in the following ways: 1. DIRECT LICENSE OF BLACKLINE PRINTS Blackline prints are non-reproducible copies of the construction documents, right reading or mirror-image. (Mirror-image sets are completely reverse -- including the lettering. They are useful in building a reversed plan when they accompany a right reading set.) Check with local building officials to determine whether they will accept reverse reading sets for permits 2. DIRECT LICENSE OF VELLUM PRINTS These vellum prints may be used as an original tracing. They may be printed as drawn or the builder may make alterations to them to suit his specific client, site, material selections, individual construction methods, or local code requirements. The Architect is not responsible for any revisions made by others, but all derivative plans are copyrighted by the architect. 3. CAD FILES CAD files may be used designed or modified as noted above for vellum prints. The Architect is not responsible for any revisions made by others, but derivative plans developed using the CAD files are copyrighted by the architect All design and construction drawings are copyrighted material, and purchase of the license requires agreeing to a Danze & Davis Architects License Agreement ; the blackline prints, vellum prints or CAD files are made available for construction reference purposes for only one construction use. Each additional licensed construction of the structure requires an additional fee to the Architect. Plans are non-transferable. CONSTRUCTION DOCUMENTS Construction documents include the following: 1. Floor plans at 1/4 = 1-0 scale. 2. Exterior elevation of all four views front at 1/4 = 1-0 scale, rear and sides at 1/8 or 1/4 = 1-0 scale. 3. Generic building sections and details to construct the individual design at various scales. 4. Interior elevation of cabinets and walls with unique conditions at 3/8 = 1-0 scale. 5. Framing plans at 1/8 or 1/4 = 1-0 scale. 6. Foundation plans at 1/4 = 1-0 scale. 7. Schematic electrical plans with suggested switch, outlet, light fixture locations, etc. are included on the floor plans or as separate plans. Note Mechanical and plumbing drawings are not included. Mechanical and plumbing codes and design considerations vary across the country; therefore, this portion of the design is left to the contractor as is frequently done throughout the housing industry. AREA CALCULATIONS Area calculations are generally made from the outside face of stud wall construction and include all walls. Window and fireplace projections are normally not included in the area calculations. When figuring two-story construction we have included the stair only once in the first floor area unless noted otherwise. Area calculations are approximate and area of the constructed house may vary from the area stated on the plan graphics herein. Areas usually indicated separately include decks, porches, garages, carports, attics and optional or bonus spaces. 62
